Real Estate Terms: Acreage figures provided are approximations. A survey is to
be completed prior to the auction to provide acreage figures to determine final
valuation. Successful bidders will be required to sign a Memorandum of Agreement
at the auction. 10% down payment will be due at the auction. The balance will be
due within 30 days at closing, on or before Friday, January 5, 2018. Seller will
provide title insurance. 2017 real estate taxes will be paid by the Seller, all
subsequent real estate taxes will be the responsibility of the Purchasers.
Possession, subject to the rights of the 2017 crop tenancy, will be granted upon
closing. Farms sell free of any other tenancies.
